The Dilemma: Many families in Dubai face space challenges in rental apartments. One concerned parent renting a two-bedroom unit asked: "My two children currently share one bedroom, and I'd like to create separate spaces for them using a gypsum board divider. Since structural changes aren't permitted, is this temporary solution legally acceptable? Do I need special permissions?"

The Legal Reality: Dubai's rental laws clearly state that tenants cannot make any alterations - even seemingly minor ones - without proper authorization. According to Article 19 of Law No. 26 of 2007 governing landlord-tenant relationships:

"Tenants must maintain the property appropriately and cannot perform any modifications, restorations or maintenance work without obtaining both the landlord's permission and necessary approvals from relevant authorities like Dubai Civil Defence."

The Risks Involved: Unauthorized modifications could have serious consequences. Article 25 (1) (e) of Law No.33 of2008 allows landlords to evict tenants who make changes that either compromise safety or cause permanent damage to the property.

"This applies even if the tenant believes their modification is temporary or reversible," explains legal expert Ashish Mehta.

The Safe Approach: While non-permanent partitions might seem harmless, experts strongly recommend:

1. Obtaining written consent from your landlord first

2. Checking if additional approvals are needed from authorities

3. Documenting all communications regarding the modification

4. Considering alternative solutions like freestanding room dividers that don't require installation
