Dubai’s property market is off to a strong start in 2026, and residents are once again faced with a familiar yet important question: is it better to rent or to buy this year? Fresh data from Betterhomes reveals key trends shaping the market, offering practical insights for those making their next move in the UAE’s real estate sector.
Renting remains in high demand According to Betterhomes’ July 2026 report, rental transactions climbed 3.4% compared to June, with new lease agreements representing 40% of all rental activity. This points to sustained interest from both newcomers and current residents looking for fresh housing options. Well-known communities are seeing notable rent increases. Apartments in Al Khail Heights rose by 1.5%, while villa rents in Jumeirah jumped 4.2%. On average, annual rents now stand at around Dh72,000 for apartments, Dh172,000 for townhouses, and Dh255,000 for villas. “Dubai’s rental market remains resilient, with tenants ready to pay for properties that match their needs,” said Christopher Cina, Director of Sales at Betterhomes. “The rise in new rental contracts underlines the continued influx of residents to the city.” For those who value flexibility, lower upfront costs, and more choice of locations, renting continues to be a smart option in 2026.
Buying activity sees strong momentum The sales market is equally active, with residential transactions up 20.5% in July, totaling 18,816 deals worth Dh51.3 billion. Average prices per square foot increased by 3.3% to Dh1,893, with off-plan projects dominating sales at 65% of total transactions. High-demand villa communities such as The Wilds and Grand Polo Club, as well as apartments in Jumeirah Village Circle and Business Bay, led the way in activity. This reflects growing buyer confidence, driven by Dubai’s robust economic expansion and the city’s appeal as a long-term investment destination. “The rental sector benefits from consistent demand for quality homes, and the increase in leases proves Dubai remains a magnet for global residents,” added Rupet Simmonds, Director of Leasing at Betterhomes.
