After several years of sharp rent hikes, tenants in the UAE may finally be seeing a shift in their favour.
Fresh data from Bayut and dubizzle reveals that the first half of 2026 has brought a welcome period of stability to Dubai’s rental market, with some areas even experiencing price drops — particularly in the luxury segment and select villa types. With over 72,000 new homes expected to be delivered this year, renters now enjoy a broader selection of properties and more negotiating power, whether they prefer short-term flexibility or long-term commitments.
Mixed Trends Across Apartment Rentals Affordable apartments saw moderate rent increases averaging around 7%, but some communities like Bur Dubai and Deira recorded declines of up to 6.2%. In premium locations such as Dubai Marina and Downtown Dubai, luxury apartments experienced minimal changes — and in certain cases, prices fell by as much as 5%.
Villas See a Split Market Demand remains steady for affordable and mid-tier villas, with rents climbing up to 9% in areas like DAMAC Hills 2 and Mirdif. The high-end villa market, however, is more varied. While 5-bedroom homes in Dubai Hills Estate jumped over 50% in rent, some 4-bedroom luxury villas in other upscale communities registered decreases ranging from 1% to 9%.

Initiatives like the Dubai Land Department’s First-Time Home Buyer programme are making it easier for renters to evaluate the shift from leasing to buying.
With more supply, competitive pricing, and new buying incentives, 2026 could mark a turning point for Dubai’s property market — one where tenants finally gain more choice, flexibility, and control.
