The latest analysis by Chestertons Mena highlights Jumeirah Village Circle (JVC), Damac Island, Downtown Dubai, Dubai Marina, Meydan City, and Dubai South as areas experiencing strong sales volumes and capital appreciation, reflecting the city’s growing appeal to investors and first-time buyers.
The study shows that Dubai’s property market is being shaped by strategic urban planning, advanced infrastructure development, and robust investor confidence. Suburban master-planned communities are increasingly attracting attention as land scarcity in central areas drives buyers to high-quality, well-connected zones.
JVC and Dubai South: Affordable Growth with High Yields JVC remains a favourite among young tenants and first-time buyers thanks to its affordability and strong rental returns. Property prices in JVC average Dh1,238 per square foot, with rental yields of 7.39 per cent, making it one of the city’s most lucrative options. Dubai South, located near Al Maktoum International Airport and Expo City Dubai, offers properties at Dh1,035 per square foot and yields of 6.77 per cent, attracting investors seeking long-term value in a strategically positioned hub.
Damac Island and Meydan City: Emerging Value Plays Damac Island, with average prices of Dh823 per square foot, provides one of the most affordable entry points among the six key communities, delivering robust rental yields of 7.38 per cent. Early investment in off-plan projects has further enhanced its appeal. Meydan City continues to gain traction, offering spacious units, upgraded infrastructure, and rental yields of 7.14 per cent at an average price of Dh1,915 per square foot.

Market Trends and Transaction Growth Data from the Dubai Land Department shows a 25.8 per cent year-on-year increase in real estate transactions in H1 2026, surpassing Dh180 billion.
