Dubai Rental Market 2026: More Homes, More Choice, and Signs of Relief for Tenants

After several years of relentless rent hikes, Dubai residents may finally be catching a break.
Fresh data from Bayut and dubizzle shows the city’s rental market entering a phase of stability in the first half of 2026 — with certain segments even seeing price drops, particularly among luxury apartments and select villa types.
One major factor: supply. With more than 72,000 new homes expected to be delivered this year, tenants now enjoy far more options and flexibility, whether they’re seeking short-term convenience or a long-term lease.
Where rents are cooling, and where they’re climbing
Apartments: Affordable units rose modestly by about 7%, but rents in Bur Dubai and Deira actually fell, dropping as much as 6.2%. Luxury apartments in Dubai Marina and Downtown Dubai saw only small increases — and in some cases, declines of up to 5%.
Villas: Affordable and mid-tier homes remain in demand, with rents in areas like DAMAC Hills 2 and Mirdif climbing up to 9%. The luxury end is more uneven — while some 5-bedroom villas in Dubai Hills Estate surged by over 50%, others in premium communities slipped by 1–9%.

Haider Ali Khan, CEO of Bayut and dubizzle, noted that initiatives like the Dubai Land Department’s First-Time Home Buyer programme are encouraging tenants to seriously consider ownership as the next step.
