Dubai Launches New Initiative to to boost financing options for first time property buyers

Dubai’s property market continues to draw strong interest from residents and investors alike, yet many first-time buyers have long faced a major hurdle: limited access to mortgage options for off-plan homes. As most financing in the UAE is traditionally available only for completed properties, new buyers often struggle to manage high upfront payments and long waiting periods.

A new initiative aims to change that. A strategic collaboration between Majid Al Futtaim and Emirates NBD is set to introduce off-plan mortgage financing across all of Majid Al Futtaim’s residential developments. This step marks a shift in how early buyers can plan, budget and secure long-term property investments in Dubai.

The move aligns with recent efforts by the Dubai Land Department to make homeownership more achievable. These include reduced down payments, partial waivers of DLD fees and priority booking opportunities through the First-Time Home Buyer Programme. Together, these measures are shaping a more accessible property landscape for residents looking to step onto the housing ladder.

For buyers, the new off-plan financing option means the ability to apply for a mortgage much earlier in the process—bringing peace of mind and financial predictability. Instead of waiting for handover, eligible customers will be able to consolidate remaining payments under one banking partner, providing clearer planning and a smoother path toward ownership.

The partnership enables financing once 50% of the property value has been paid, with repayment terms of up to 25 years and competitive rates available. Both UAE nationals and residents can qualify, provided they meet standard credit requirements. For many first-time buyers, this creates a more manageable route into the market while still enjoying the advantages of off-plan purchases, such as flexible payment plans and lower upfront commitments.

Majid Al Futtaim emphasised that the initiative supports customers seeking a familiar, structured mortgage option even before their homes are completed. Emirates NBD echoed the sentiment, noting the rising preference for predictable payment plans as Dubai’s buyer base becomes more diverse and investment-focused.

With both organisations viewing this as the starting point for broader financing models across future communities, the new programme is expected to strengthen confidence in the market and make high-quality developments more accessible. By offering first-time buyers greater flexibility and financial clarity, Dubai continues to position itself as a leading destination for sustainable homeownership.
