Dubai updates two-year residency visa rule for property investors

Dubai has introduced updated regulations for its two-year property-linked residency visa, making notable changes that affect how investors qualify for long-term residence in the emirate. The revised framework reflects a more flexible approach to attracting global property buyers while maintaining clear financial and documentation standards.

The changes primarily focus on eligibility conditions tied to real estate ownership. Authorities have now removed the previous minimum property value requirement for individual property owners, significantly simplifying the pathway for sole investors to obtain residency. At the same time, conditions for jointly owned properties have been adjusted to ensure fair qualification standards among co-owners.

The updated system applies to visas issued through official real estate and residency channels linked to Dubai’s property sector services. While no single formal announcement was widely publicized, the revised criteria have been reflected in official service platforms associated with Dubai’s property administration framework.

Under the new structure, individuals who fully own a property can apply for the residency visa without needing to meet a minimum property price threshold. However, for shared ownership cases, each co-owner must hold a qualifying share in the property to be eligible for the visa, ensuring that each applicant meets a defined investment level independently.

Applicants must still fulfill documentation and compliance requirements as part of the application process. These include proof of ownership through a valid title deed, a passport with sufficient validity, and an official identification photo that meets regulatory standards. Health insurance coverage within the UAE is also mandatory for all applicants.

In addition, a certificate of good conduct issued by local authorities is required, along with supporting documents for applicants from specific countries who must present a national identification card. For financed or mortgaged properties, additional paperwork such as bank confirmation letters or developer statements is necessary to verify payment status and outstanding balances.

If the property is under an installment plan or recently completed, applicants must also provide proof of partial payment, typically confirming that a significant portion of the property value has already been settled.

The two-year property visa is part of a broader residency framework introduced in recent years to support foreign investment and long-term settlement in the UAE. It allows qualifying investors to live in Dubai and also sponsor family members, further strengthening its appeal as a residency-linked investment option.

Dubai’s real estate sector continues to demonstrate strong performance. Recent data from early 2026 shows billions of dirhams in property transactions, with steady growth in both deal volume and total value. The market has also seen increasing interest in higher-value residential properties, reflecting growing participation from international buyers and institutional investors.

Analysts note that the current momentum in Dubai’s property market is increasingly driven by long-term investment strategies rather than short-term speculation. Rising transaction values and larger average deal sizes suggest continued confidence in the city’s real estate landscape.
