First-Time Selling Your Property in Singapore? Follow This Smart Step-by-Step Guide to a Smooth Sale

Selling your home for the first time can be both exciting and overwhelming. Many homeowners find it even more challenging than buying their first property — from setting a fair price to managing viewings, the process involves plenty of decisions and preparation. If you’re ready to make your first sale in Singapore’s competitive market, here’s a detailed timeline to help you through every phase.

4–6 Weeks Before Listing: Pre-Sale Preparation

1. Speak to a Real Estate Professional First

Even if you're considering a DIY sale or using a low-cost agent, it's essential to consult an experienced real estate professional at the beginning. They’ll help you avoid costly mistakes — such as unknowingly listing your home within the Seller’s Stamp Duty (SSD) period. If your home is sold within three years of purchase, you could be taxed up to 12% of the sale price.

Agents can also advise on unique situations, like whether you should sell while your unit is still tenanted, or if the timing is poor due to market conditions. This initial consultation is also the right moment to get a proper valuation of your home and set your pricing strategy. Decide upfront on the lowest offer you’re willing to accept, especially if you’re planning to upgrade to another property.

If you still have an existing home loan, contact your bank to get an updated repayment figure. Don’t forget to check for lock-in periods, which may include an early redemption penalty (typically around 1.5% of your outstanding loan).

Lastly, confirm the agent’s service fees — most charge around 2% of the sale price, but this is negotiable.

2. Calculate Your CPF Refund Amount

If you used CPF savings for the property purchase, you’ll need to return the full amount used, along with the accrued interest (currently at 2.5%). Log in to your CPF account to see the amount to refund.

If you're going the DIY route, promote your listing on social media channels like Facebook or Instagram. You can also create a short video walkthrough to showcase the home.

Marketing isn’t a one-time task — you'll likely need to update your strategy as the sale progresses. For instance, if another unit in your block sells at a high price, use that transaction to highlight your own listing’s better value.

3. Get Ready for Initial Interest

New listings often get the most attention within the first two weeks. Serious buyers who have been monitoring the area may reach out quickly, so you need to be ready to respond.
