This practical guide will walk you through the steps to calculate your home loan affordability and highlight common pitfalls to avoid.

Step 1: Assess Your Income and Debt Commitments Your monthly income is the foundation of your borrowing ability. This includes your salary, bonuses, rental income, or self-employment earnings. But equally important is your existing debt—such as car loans, student loans, or credit card balances.

Two key ratios apply when calculating affordability:

  • Mortgage Servicing Ratio (MSR): For HDB flats and Executive Condominiums (ECs), only up to 30% of your monthly income can be used for housing loan repayments.

  • Total Debt Servicing Ratio (TDSR): For all properties, your total monthly debt (including your mortgage, car loan, personal loans, and credit card repayments) cannot exceed 55% of your gross monthly income.
